Commercial Mold & Indoor Air Quality

Commercial Mold & Indoor Air Quality

Precision Over Promises™

For property managers, building owners, schools, healthcare facilities, and the insurance professionals who back them. Defensible assessments. Chain-of-custody documentation. Reports that hold up when they need to.

Why Commercial Is Different

Residential mold work is largely about getting a homeowner answers and protecting one family. Commercial work answers to a different set of stakeholders: tenants with legal rights, insurance carriers with documentation demands, attorneys preparing for litigation, OSHA inspectors responding to employee complaints, and building owners with a fiduciary duty to occupants and shareholders.

That changes everything about how the work has to be done. The investigation methodology has to survive cross-examination. The sampling protocol has to follow recognized standards (IICRC S520, AIHA, ACGIH). The reports have to be readable by attorneys and adjusters who are not building scientists. And the recommendations have to be defensible against the next consultant the opposing party hires.

The default standard isn't "is there mold."

It's "does the indoor environment meet the standard of care for this occupancy type." That bar shifts based on whether you're in a Class A office, a NICU, a school cafeteria, or a multifamily unit. Knowing which bar applies is the entire job.

Properties We Serve

Different occupancies, different standards. Same rigor.

Office & Class A Commercial

Tenant complaints, HVAC zones, post-leak verification, lease dispute documentation, ASHRAE 62.1 ventilation assessment.

Multifamily & Apartments

Tenant habitability claims, common-area assessments, unit turnover testing, building-wide pattern investigation, landlord defense support.

K-12 & Higher Education

Classroom IAQ, gym and locker room assessment, summer-break readiness, parent-complaint response, state board reporting support.

Healthcare & Senior Living

CMS and Joint Commission readiness, isolation room verification, water intrusion response, immunocompromised occupant protocols.

Retail & Hospitality

Guest complaint response, kitchen and laundry moisture assessment, post-renovation clearance, brand-standard compliance.

Industrial & Warehouse

OSHA complaint response, employee exposure assessment, climate-controlled storage verification, roof leak investigation.

Government & Municipal

Public buildings, courthouses, libraries, employee complaint response, FOIA-ready documentation.

Real Estate Transactions

Pre-acquisition due diligence, post-loss disclosure support, lender-required environmental assessment.

What Our Commercial Assessments Include

Scoped to the engagement. Documented to survive scrutiny.

Visual & Building Envelope Inspection

Documented walk-through of all accessible areas. Moisture mapping, building envelope assessment, HVAC visual review, photographic record.

Moisture Mapping & Thermal Imaging

Calibrated moisture meters and thermal cameras locate hidden water intrusion behind finishes — the failure mode in roughly 80% of building mold cases.

Air Sampling (Spore Trap & Culturable)

Strategically placed samples with outdoor controls, analyzed by AIHA-accredited laboratories. Chain of custody documented at every transfer.

Surface & Bulk Sampling

Tape lift, swab, and bulk material samples to identify and confirm visible growth. Used to establish presence and remediation scope.

HVAC Investigation

Duct interior assessment, coil and drain pan inspection, filter evaluation, ventilation rate measurement. HVAC is a building-wide distribution path that deserves dedicated attention.

VOC, Formaldehyde & Particulate Testing

When the complaint is "air quality" and not specifically mold. Tests the things that actually affect occupant comfort and health.

Post-Remediation Verification

Third-party clearance testing after remediation work. The independent voice between the remediator and the owner that closes the file properly.

Defensible Reporting

Reports written for the audience — ownership, counsel, insurance, regulators. Findings clearly distinguished from interpretations. Recommendations tied to recognized standards.

When to Call Us, By Scenario

Real scenarios that justify a third-party assessment.

TENANT COMPLAINT

Occupants are reporting symptoms or visible mold

Defensible assessment establishes what is and isn't in the building. Protects against both legitimate claims you need to address and unfounded claims you need to refute.

POST-LOSS

After a water event — before insurance closes the file

Independent verification that drying was complete and no secondary contamination remains. Insurance carriers increasingly require this before final claim resolution.

PRE-LITIGATION

Counsel needs documented building conditions

Expert assessment with chain of custody, photographic documentation, and analysis from accredited laboratories. Reports built to support — or refute — the legal theory of the case. See our litigation support →

DUE DILIGENCE

Buying, selling, or refinancing commercial property

Pre-acquisition IAQ and moisture assessment. Catches the problems before they become your problems. Lender-accepted documentation.

POST-REMEDIATION

A remediator has finished — you need confirmation

Independent third-party clearance testing per IICRC S520. The signature on the final report should come from someone who didn't do the work.

EMPLOYEE COMPLAINT

OSHA, HR, or a worker has raised a concern

Industrial hygiene-style assessment that documents conditions, measures exposure where appropriate, and supports your response with defensible data.

Frequently Asked Questions

Why not just hire the remediation company to test their own work?

Same-vendor testing is a conflict of interest that erodes the defensibility of the entire engagement. If the work goes to litigation, a self-cleared remediation is among the first things opposing counsel attacks. Third-party clearance is the standard of care — and it is increasingly insurance-required.

Do you do the remediation work yourselves?

No. We are an environmental consulting firm. We assess, document, scope, and verify — we don't perform remediation. That independence is precisely what makes our reports defensible. We can recommend qualified remediation contractors in most regions.

How fast can you respond to an urgent situation?

For active water events and acute tenant complaints, we deploy within 24 to 48 hours in most US markets. For litigation support and scheduled assessments, lead time is typically 1 to 2 weeks.

Do you provide expert witness services?

Case-by-case. We can support counsel as consulting experts, declarants, and where appropriate testifying experts on matters within our expertise. Engagement terms negotiated through your firm.

Will building occupants need to vacate during testing?

Almost never. Air sampling, surface sampling, and moisture mapping are non-disruptive and typically completed during normal building hours. We coordinate with property management to minimize occupant awareness when discretion matters.

What does a typical assessment cost?

Highly variable based on building size, scope, and laboratory analysis requirements. Targeted single-unit assessments typically start in the low four figures. Multi-unit and whole-building investigations scale from there. We provide written scopes and fixed-fee proposals after a brief intake call.

Are your laboratories accredited?

Yes. All microbiological analysis is performed by AIHA-LAP accredited laboratories. Chain of custody is maintained from sample collection through reporting, with documentation provided in every report.

Do you work nationwide?

Yes. We deploy nationally for commercial engagements. State and local licensing varies by jurisdiction; we confirm applicable requirements before mobilizing.

Have a Commercial Property Situation?

Tell us the building, the issue, and who's asking. We'll respond within one business day with a scope, a timeline, and a fixed fee.
